- Has Title deed either freehold or leasehold. Land without valid documents and documentations is not genuine one. Never buy land or property without those documents and ascertain from the land registry that they are legit.
- It’s transferable, to know if land is transferable, visit the local land registry to carry out search, land with liens or incumbrances cannot be transferred. Ensure also the owner of the land has all the rights to transfer it,a conveyance lawyer will also assist on the same.
- The green card or white card match the title deed details. These are the documents that are updated when land transactions are done on a particular parcel of land. Therefore the last owner is updated and has to match with the details on the Title Deed.
- It’s registered in map of Kenya, what is normally called registry index map (RIM), if the land you are buying is not registered in the survey of Kenya, don’t buy that land. Therefore always buy map from survey of Kenya and get the beacon’s coordinates.
- The owner is easily identifiable by land registry and locals or neighbours. Always carry your due diligence on the land owner to ensure no impersonation. Use his or her ID to verify the owner is the one on the Title Deed.
