Land Investment shouldn’t be a worrying process.
Below are some of the check lists to look for before commiting your hard earned money.
1. The company must be registered with the registrar of companies and have certificate of incorporation.
2. Visit their offices and do due diligence on the company, ask leading questions, know the directors history etc.
3. Ask for testimonials and their track record of delivery, ask clients themselves not staff of the company.
4. Visit the land they are selling in person or through a representative and do a due diligence on your own, ask for mother title to do search, also ask for sale agreement from the original seller and other transfer documents.
5. Land must be subdivided with beacons, ask for mutation from local registrar of lands, use your lawyer to help.
6. Don’t be early to invest, take your time it’s not an emergency, don’t be tempted to invest by the discounts offered or marketing strategies used. Be sure to first before investing.
7. Pay initial deposit first and wait for the process, take the installment payment plan as you test waters.
8. Trust your instincts always, sometimes your mind may lie to you.
These tips will help mitigate the risk, however they don’t guarantee that you cannot be conned, take the right measures and you will be a serial Investor.
