Why Land Search is important in Kenya

Land search is an important first step you Must take when buying land in Kenya.

Below are steps you need to take as part of due diligence on the property you wish to buy:

1. Visit the nearest land registry where land is located.

2. Request for a land search form (Form RL 26) and fill the relevant details as required.

3. Attach a copy of the land Title Deed, National ID, and KRA Pin.

4. Submit the form and wait as directed by the registry officials.

5. Pay the required search fees.

6. Collect the search certificate and verify whether details in the Title Deed correspond with the search report.

Land details are found in the Green card for free hold Title Deeds and White card for lease hold Certificates of Deed.

Search certificate will show you the:

i. Legal owner

ii. Size of the land

iii. Title number and

iv. If there are any incumbrances on the land.

Search certificate expires within a month, because land transactions change very fast. Therefore take purchase step within a month or you will be required to carry out a search again.
